Week 5 real estate law

1. you are examining title to a parcel of property and notice that in 1987 George and valerie Green sold the property to Brian dearborn. No marital status for Brian is indicated. Brian sold the property in 1993 to Monica Fairbanks, a single woman. From there on, all documents indicate the marital status of buyers and sellers. Does the lack of indication of Brian’s martial status create a title defect. why or why not

2. you are representing the seller in a real estate closing. the buyer is a corporate, ABC,inc. As part of your preclosing tasks. you have requested a verification of corporate statue to determine if the corporation is in good standing in its state of incorporation, and you also have requested a copy of the corporate resolution authorizing this transaction and setting forth the officers authorized to act on behalf of the corporation in this matter. the buyer provides these documents to you three days before closing. you have reviewed the resolution and notice that the president is authorized to act on behalf of the corporation. the contract for purchase and sale was signed by the vice president of the corporation. what should you do?

3 Martha Patton and Audrey Edwards, two elderly sisters who are both widowed, have decided to purchase together a house listed with Hanson realty. The sisters have not obtained an attorney to represent them. Brent Hanson, the real estate broker in charge of the listing, offers to complete the contract for sale and purchase by filing in the blanks on an approved, standardized contract form commonly used for residential transactions. if Brent completes the form, is he guilty of the unauthorized practice of law?

Brent has been a real estate broker for twenty years and has, over the course of the years, become familiar with the legal consequences attendant upon the manner in which title is held. He suggests to Martha and Audrey that they take title to the house as joint tenants with right of survivorship, since this would allow the unit to pass to the survivor upon the death of the other without the imposition of state death taxes. Is Brent engaging in the unauthorized practice of law by making this suggestion?

Resources for english language learners

you are to find at least six online resources that would benefit all students but especially our CLDE (culturally, linguistically, diverse, exceptional) learners.  You can include articles but also include websites that offer fun and educational games for students, lesson plans or cultural activities.   Look for resources that provide practical strategies that will help the student, his or her family and/or the teacher. You can simply list the website link with a description below (at least 7 or 8 sentences each). Please read the instructions in the syllabus and let me know if you have any questions.

What would happen if the 1970 Southern corn leaf blight pandemic were to appear again

Requirements:  Corn (Zea  mays) is one of the leading crops grown in the United States – if not the leading crop. Along with the obvious use of corn as food for both humans and animals, corn is also found in adhesives, fabrics, plastics, along with a host of other materials. Of course, corn-based ethanol is also widely known for anyone who regularly visits a gas station.

Given the enormity of corn’s role in the American economy as well as the global economy, prepare a detailed research paper on: What would happen if the 1970 Southern corn leaf blight pandemic were to appear again, either from natural causes or because of purposeful human intervention (e.g., agroterrorism)?

This paper will obviously call for research on the 1970 Southern corn leaf blight pandemic and the impact of the blight on food supplies and financial systems. As the paper is prepared, be sure to consider:

  1. Size, or acreage of the United States corn crop
  2. Ubiquity, or the number of states where corn is a major crop
  3. Value of the United States corn crop
  4. Economic impact of corn
    • Domestic production, consumption, and other uses
    • International trade
  5. Causes (e.g., vector) of Southern corn leaf blight
  6. Background on the 1970 Southern corn leaf blight pandemic and why it was so severe in 1970
    • How was Southern corn leaf blight first noticed?
    • Once Southern corn leaf blight was noticed what were the immediate reactions by individual farmers, by County Extension Agents, by Land Grant University personnel (e.g., in Florida, the University of Florida’s Institute of Food and Agri- cultural Sciences (IFAS) serves in this capacity), by federal officials from the United States Department of Agriculture, by representatives from industry such as seed companies, ?
    • What was the immediate impact of Southern corn leaf blight on the nation’s economy? What was the long-term impact of Southern corn leaf blight on the nation’s economy? How did the stock market react to the blight, both short-term and long-term?
    • What immediate actions, if any, were taken to recover and salvage the 1970 corn crop among those impacted by the blight?
    • What long term actions, if any, were taken to recover from the devastation of the 1970 Southern corn leaf blight so that the blight would not reoccur? Who put these actions into effect and how were they accepted by the farming community – those immediately impacted by the blight, by seed companies, and by the overall food industry?
  7. How Southern corn leaf blight could be purposely introduced into the United States corn crop
    • Research labs
    • Seed production and distribution
    • Field
  8. How the occurrence of Southern corn leaf blight would be discovered and monitored
  9. Mitigation (if possible)
  1. Actions to prevent any future occurrence
  2. Now, more than 40 years after occurrence of the 1970 Southern corn leaf blight, what is being done to monitor and prepare for the possibility of another equally damaging blight, virus, insect infestation, or other destructive pathogen that could have wide-ranging impact on American agriculture?
    • What is the role of Land Grant University agricultural experimental stations, seed companies, andbreeding programs to prevent these calamities?
    • Given our current readiness infrastructure, what government agencies would likely respond, today, to a wide-spread threat to our nation’s crops? How would the response be structured?

Other topics of a more a personal interest will be considered for this paper, but they would need to match the national scope and magnitude of the 1970 Southern corn leaf blight pandemic

Gratitude: Write a gratitude letter

Gratitude: Write a gratitude letter (pp. 31-34 in textbook) and share it with the person it was intended for. You do not have to share the letter with your group, but you must write a 500 discussion sharing the experience of reading it. Include reflections on how this relates to this week’s readings.

What are the advantages and disadvantages of biofuels, in terms of addressing the challenge of sustainable development?

Politically controlled supply and limited availability of non-renewable energy sources have prompted many nations to seek alternate renewable energy sources. Clean, renewable biofuels are environmentally friendly and contribute to sustainable growth and energy security. Countries should take extreme care in implementing biofuel policies because more pollution may occur and  resources may be misallocated when subsidies are provided and sectors are protected.

Questions to be answered:

  1. What are the advantages and disadvantages of biofuels, in terms of addressing the challenge of sustainable development?
  2. Should bioethanol production from corn be encouraged, given that corn is used as a basic cereal in many societies? Should bioethanol production be subsidized in the United States, and also be protected against competition from Brazil sugarcane-based bioethanol?

Requirements of the assignment:

  • All papers must use a minimum of 3 sources.   The textbook is an acceptable source.
  • All papers must follow all APA requirements. (10% deduction if not)
  • Two Page Minimum and Maximum.
  • Title page and reference pages are required.  However, they do not count towards any page count.
  • Writing should reflect an understanding of the chapter’s basic concepts, thorough research, and logic and critical thinking skills.
  • The introduction is attention getting with sufficient background information to establish the topic and a clear thesis statement.
  • The conclusion summarizes the main points and leaves the reader with a strong comprehension of the paper’s significance and the author’s understanding.
  • Grammatically correct – No spelling, grammar, or mechanics errors.

3) Align the legal and regulatory frameworks; and

4) Develop a workforce with the skills to handle IoT security.

Final Assignment – Project Plan (Deliverables):
