Prepare a report on a building improvement proposal (including potential change of use) for The Bedfordwell Pumping Station.

Building coursework brief

• The site you will be looking at for your coursework is being developed in Eastbourne. Your proposals are to consider the current proposals and how to (financially) maximize the potential for this site within the framework of the local planning guidance. The 2.3-hectare site is located within a 10-minute walk from Eastbourne train station and the town centre. The site entrance is located along Bedfordwell Road (A2021). • Residual Risk and Conclusions Further investigative works may be expected for further excavation of TP13 and WS3 to further remove residual contamination identified during chemical analysis. Further works may also be necessary for the investigation of TP8 location as excavations were not able to take place due to the rate of water ingress. Asbestos containing materials (assumed cement bound asbestos sheeting) has been identified during ecological works on site. Geo2 visited and sampled said asbestos on 05/11/19. The ACM is located within the adjacent ecological corridor, now cleared, and former nursey. A sample has been sent for analysis, results will be issued when they are received along with others taken on 05/11/19. Sampling on a grid system has been discussed now the ecological area has been cleared and asbestos identified. However, Geo2 will await further confirmation and instruction from the client and Campbell Reith Hill regarding any further investigations required on-site and continue to maintain ecological compliance in the interim. 1 .Condition survey (30% (of 75%) weighting) You are required to undertake an assessment of the condition of internal and external areas, facades, fenestration and landscaping of the Bedfordwell Pumping Station in Eastbourne . This should include details of any observed defects and diagnosis of probable cause(s) (backed up by references). A condition rating system should be used to describe the condition of the elements. Note that any photographs or illustrations included in the survey must be clearly annotated and referred to within the report (not in the appendix). Any work not correctly referenced will result in reduced marks 2. Development of a proposed change of use which should include a five-year life care plan (maintenance plan) (70% (of 75%) weighting). You should also to look at how the building can be improved in terms of energy efficiency, space utilisation, aesthetically and in “future proofing”. Prepare a report on a building improvement proposal (including potential change of use) for The Bedfordwell Pumping Station. This may include but is not limited to critically appraising the feasibility of a changing the use of in order to extend the building life or to satisfy planning policy and to analyse the impact factors (such as viability, relevant statutory regulations, professional codes and conducts, and context) have on such proposals Develop a five-year life care plan (maintenance plan) for the building. This should include remedial works for any defects highlighted within the condition survey along with an approximate total cost of carrying out the remedial work and change of use (including the cost of access where applicable) as well as ongoing cleaning and maintenance regimes. Please note that costs for cleaning and maintenance work are not required. Please note that the coursework 2 submission should be no longer than 2500 words for part 2. This does not include photographs, drawings, annotations, appendices, and references. However, within this you must ensure that you have met the brief and all areas given on the assessment criteria for the coursework. Any report that is over this word count will have 10% deducted from the final mark. Please include a word count on the front cover of your submission. GENERAL INFORMATION ON LAYOUT OF COURSEWORK 2 • There should be a cover sheet on your work. • There should be table of contents at the front of the report showing the main headings and page numbers. • The Harvard system of referencing should be used. If you are not sure how to use this system of referencing there are a lot of good resources available on the internet for instance: http://www.bournemouth.ac.uk/library/how-to/citing-refs-harvard.html • Write in the third person for example the survey was carried out on, rather than I/we carried out the survey on…. • Write in the past tense as you have already carried out survey and are now writing it up. • Use metric units of measurements.
